the same are he oy, repealed and all other ordinances of the City not in conflict with the

SECTION 3.
That the above described property shall be used only in the manner and for the purposes
provided for in the Comprehensive Zoning Ordinance of the City, as amended herein by the
granting of this zoning classification.

8. Sub-Division Entrance
The sub-division shall have a divided entrance to provide two points of access for
emergency vehicles. There shall be two 22-foot wide drives that are divided by a median
and there shall be a minimum 9.0-foot parkway, between the access drives and adjacent
homes. The developer shall enhance the landscaping along the Sub-division entrance
parkways in lieu of the required solid masonry screening wall.

No signage, entry feature or median element will be required within this Planned Development
District as this is intended to blend with the surrounding community of homes.
12. Landscape and Irrigation:
Each lot shall have at least 1 tree that is at least 3-inches in diameter measured I8-inches above
the ground. The tree species shall be one of the trees identified in the City's approved tree list.
The front, side and back yards of each lot and all common open spaces shall be fully irrigated.
The HOA will be responsible for maintaining all common or open space areas.
