ITEM NO . 1 - APPROVAL OF MINUTES - No additions or
corrections .
ITEM NO . 2 - APPROVAL OF FINAL PLAT FOR WESTGATE ADDITION
This plat , in it ' s final form is , at the time of this
writing being corrected by the developer ' s engineers , in
accordance with changes requested by our engineering staff .
We have every reason to believe that those changes will have
been made and verified by our staff before your meeting on
Thursday night , at which time we will recommend approval .
Should those changes not be made to the satisfaction of the
City staff , this plat will be withdrawn from consideration .
ITEM NO . 3 - APPROVAL OF RE-ZONING REQUEST FOR BIRMINGHAM
FARMS - This property is commonly known to us as the "School
Land" and was recommended for zoning by this commission only
a few months ago . This change is brought about by the
developers compliance with the City ' s request for the
realignment of the road . The developer is resubmitting this
property for some revision of that zoning at this time .
Enclosed in your packet is a break-down sheet giving the
zoning designations received by the developer earlier and
the requests they are now making , along with the reflected
changes in acreage , plus or minus . The largest notable
change is in the increase in SF-3 , which seems to come from
a sizeable reduction in the SF-2 category and the SF-A
( townhome) category . This is an area the Commission may
want to investigate and ask some pertinent questions of the
developer or his representative . Another large increase
comes in the Retail category , which comes from a reduction
in the 13-1 and E-2 and the MF (multi-family) category . The
staff would have no problem with this change . The loss of
acreage in the park would have to be looked at in the
preliminary plat in order to make judgement . This may or
may not be a problem , depending on the configuration of the
park . We have included , in your packet , copies of the old
zoning , as it was approved , and of the proposed new zoning .
You can compare these two and ask your questions
accordingly .

took the minutes to the meeting.

described as the Birmingham Trust Land, and more particularly
