CALL TO ORDER
Chairman Phillip Johnston called the meeting to order at 6:30PM. Present were:
Commissioner Dennis Larson, Commissioner Randy Owens, and Commissioner Mike
McCrossin. Commissioner Ron Smith and Commissioner Gilbert Tamez were absent.
Staff present was Renae' 011ie, Planning Director, Charles Lee, Senior Planner, and Mary
Bradley, Administrative Assistant.
INVOCATION & PLEDGE OF ALLEGIANCE
Commissioner McCrossin gave the invocation and Commissioner Larson led the Pledge
of Allegiance.
CITIZENS COMMENTS
Chairman Johnston opened the Citizens Participation. With no one approaching the
Commissioners, Chairman Johnston closed the Citizens Participation.
CONSENT ITEMS
1. Consider and act upon approval of the Minutes from the May 6, 2014, Regular
Meeting.
Board Action
A motion was made by Commissioner Larson, and seconded by Commissioner
McCrossin, to approve the Minutes from the May 6, 2014 Regular Meeting, as
submitted. Motion carried 4 0. Commissioners Smith and Tamez were both absent.

Item 1
Consider, and act upon, a recommendation to the City Council regarding a Final Plat
creating 11 single family residential lots and 1 open space lot on 23.267 acres for the

Creekside Estates Subdivision, Phase VII, generally located east of Phase of Phase VI,
west of Riverchasc Subdivision and Rita Smith Elementary.
Staff Presentation
Mr. Lee stated that the Final Plat is for Creekside Phase VII and is 23. 267 acres and
will create eleven single-family residential lots and one open space. The property is
part of an overall Planned Development (PD Ordinance 1999-32), and 6.210 acres
that was recently annexed into the city. The annexation will provide connectivity
between Phase VII and the Estates of Creekside, a Planned Development to the north.
The original plat was approved in 2012, but did not include the 6.210 acres.
The residential lots will be restrictive and deep due to Muddy Creek Reservoir along
the eastern portion of the property.
Board Action
A motion was made by Commissioner Owens, and seconded by Commissioner
McCrossin, to recommend approval for Final Plat for Creekside Estates Phase VII.
Motion carried 4 — 0.
Chairman Johnston stated that there was not a quorum for the following two items,
due to a Conflict of Interest. Ms. 011ie stated that the Preliminary Plat will go straight
to City Council on June 8, 2014, with recommendation of approval. The Site Plan
will be considered by the P&Z Commission on the regular scheduled meeting, on
June 3, 2014.

Consider, and act upon, a recommendation to the City Council regarding a
Preliminary Plat for Mansions at Wylie Seniors Apartments, Lot 1, Block A, creating
a single lot, for the development of a 320 unit age restricted multi-family complex,
generally located approximately 1200 feet south of FM 544 on McCreary Road.
Property zoned PD 2008-43.
Item 3
Consider, and act upon a Site Plan for Mansions at Wylie Seniors Apartments, Lot 1,
Block A, creating a single lot, for the development of a 320 unit age restricted multi-
family complex, generally located approximately 1200 feet south of FM 544 on
McCreary Road. Property zoned PD 2008-43.

ADJOURNMENT
A motion was made by Commissioner Larson, and seconded by Commissioner Owens, to
adjourn the meeting at 6:35pm. All Commissioners were in consensus.
