In attendance were: Commissioner Randy Owens, Commissioner Mike McCrossin, Commissioner Diane Culver, and Commissioner Jerry Stiller. Vice Chairman Dennis Larson was absent. Commissioner David Williams arrived late. Staff present was Renae' 011ie, Planning Director, and Mary Bradley, Administrative Assistant. Minutes March 17, 2015 Wylie Planning and Zoning Board Page 1 of 2 REGULAR AGENDA Regular Agenda Consider, and act upon, a recommendation to the City Council regarding a Final Plat for Creekside Estates Phase VIII consisting of 20.551 acres for 65 single family residential lots, generally located northeast of Nancy Drive and Martha Drive, immediately north of Creekside Phase VI residential subdivision. Staff Presentation Ms. 011ie stated that the plat consists of 20.551 acres for 65 single family residential lots. The plat conforms and complies with the overall Planned Development Ordinance 1999-32. The theme for street names will be consistent with the existing development street names. Commissioner Williams arrived to the meeting. Board Action A motion was made by Commissioner Owens and seconded by Commissioner Culver to recommend approval to the City Council for Final Plat for Creekside Estates Phase VIII. Motion carried 6—0. The applicant is proposing a development of 16,500 square feet of commercial lease space along Country Club Road frontage and 102,000 square feet of mini-warehouse/self-storage space behind the retail component. The proposed layout is shown on the Concept Plan. The property is in the General Urban sector on the Land Use Plan and currently zoned Neighborhood Services. The property is bordered on the east by conservation pond and floodway with retail/ commercial uses to the south and north. The WISD bus barn is located about 100 feet north of this property. The Concept Plan provided by the applicant meets all the standards as set forth in the current Zoning Ordinance. Exterior masonry and stone work on the elevations complies with Zoning Ordinance's non-residential design standards.
