01-16-2017 (Zoning Board of Adjustment) Minutes Wylie Zoning Board of CITY OF WYLIE Adjustment Minutes Zoning Board of Adjustment Monday, January 16, 2017 — 6:30 pm Wylie Municipal Complex — Council Chambers 300 Country Club Road, Building 100 CALL TO ORDER Chair Linda Jourdan called the meeting to order at 6:30 p.m. and stated that a quorum was present. Those present were: Chair Jourdan, Board Member Robert Holcomb, Board Member Kevin Finnell, and Board Member Andre Gonzalez. Staff members present were: Renae' 011ie, Development Services Director, Kevin Molina, Planner and Mary Bradley, Administrative Assistant. CONSENT ITEMS 1. Consider and act upon approval of the Minutes of the November 21, 2016 Meeting. A motion was made by Board Member Finnell and seconded by Board Member Holcomb, to approve the Minutes as submitted. Motion carried 4 - 0. PUBLIC HEARINGS Item 1 —ZBA 2016-13 Hold a public hearing to consider and act upon a request from Rusty Roach for a variance to Section 10.3.(1) of the 1985 Zoning Ordinance for properties requiring a minimum of 7 foot side yard setback for building, property located at 427 Kylie Lane, Lot 14, Block E of the Pointe North Phase 2 Addition. ZBA 2017- 01 Staff Comments Mr. Molina stated that the subject property is located at 427 Kylie Lane and is currently zoned Single Family Residential Lot 10/24. Minutes January 16, 2017 Wylie Zoning Board of Adjustment Page 1 of 2 The residential home was built in 1992, with an 6.5 foot side yard setback. By the current ordinance, the property is legally non- conforming, due to the 6.5 foot setback. The applicant is requesting a variance in order to expand residential home with the 6.5 foot side yard setback. The addition will be 30 feet in length and approximately 25 feet in width. The rear setbacks will remain in compliance at 25 feet. Public comment forms were mailed to eight property owners, and no responses were received in opposition or in favor. Public Comments Chair Jourdan opened the Public Hearing. Mr. Rusty Roach, 901 Robison Creek, Prosper, represented as the contractor for the subject property, stated that the current garage will be converted into a bedroom with a separate entry from the main house. The exterior material will match the existing residential home. The expansion will serve as a bedroom for senior parents, and the room will not be rented out. Chair Jourdan closed the Public Hearing. Board Action A motion was made by Board Member Holcomb, and seconded by Board Member Gonzalez, to Grant the variance 6.5 foot side yard setback. Motion carried 4 — 0. ADJOURNMENT A motion was made by Board Member Gonzalez, and seconded by Board Member Finnell to adjourn the meeting at 6:45 PM.
