I !'¢' Wylie Planning and Zoning Commission vw- 1ssa,, " AGENDA REPORT Meeting Date: March 21, 2017 Item Number: 2 Department: Planning Poorkiyani Addition, Block A, Prepared By: Jasen Haskins Subdivision: Lot 1 Date Prepared: March 15, 2017 Zoning District: Commercial Corridor(CC) Site Plan/Landscape Plan and Exhibits: Elevations Subject Consider and act upon a Site Plan for an Office/Shell use, located at 2811 West FM544 being Block A Lot 1 of the Poorkiyani Addition. Recommendation Motion to approve a Site Plan for Office/ Shell use, located at 2811 West FM544 being Block A Lot 1 of the Poorkiyani Addition. Discussion OWNER: Kumars Poorkiyani ENGINEER: Better Design Resources The property is located at 2811 West FM544. The property will be platted as Lot 1, Block A of the Poorkiyani Addition when the Final Plat is submitted. The Preliminary Plat will be considered by City Council on March 28. The property is 0.477 acres in size and is currently zoned Commercial Corridor (CC). The applicant is proposing to develop one single story commercial building of 5,990 square feet for various allowed uses. The allowed uses will be limited by the zoning and the amount of available parking. The site has a total of 16 parking spaces which will limit uses to those with requirements of 1 to 375 or greater, on average. For reference, uses in this range include: General Office, Medical Office, Animal Clinic, Dry Cleaners, General Merchandise, and Office/Showroom. The property shares property lines with two developed properties, an automotive repair use (to the west) and a residential use (to the east) and will provide the means for cross access to be available in the future. Additionally, staff will be contacting the adjacent owners to gauge interest in providing said access as soon as this subject project is developed. The proposed building will be constructed primarily of face brick with stone accents. The Site Plan, Elevations, and Landscape Plan meet the base and desirable design standards.
