Review of final plat on Wylwood Estates IV to the City of Wylie from the City Engineers with their comments. Subdivision Review ' Fourth Installment Wylwood Estates As per your request, we have reviewed the above referenced subdivision plans and offer the following comments and recommendations for your - consideration. 1. 111.1.11 reference to your subdivision ordinance regarding final plats, additional information should be included in the legal description 105 of the property to accurately locate the subdivision in reference to the deed records of Collin County. More specifically, reference should be made to volume and page number of the Collin County deed records with regard to the tract of land being subdivided. 2. As per Section C, Item 4-d, of your subdivision regulations, lots 5 through 22 on the final plat have not been dimensioned as required. Lines should have accurate dimensions in feet and hundredths and with bearings and angles to street and alley lines to the nearest second. 3. On the final plat, the cul-de-sac on Woodhollow Court should be dimensioned, i.e. radius and curve data along each lot. 4. We were unable to determine the location of Curve No. 1 on the final plat. This should be clarified. 5. _ _ As per Section5C, Item 1, of your regulations, the final plat does- not denote the proper size and type of permanent markers for boundaries, block corners, curve points, etc. The Engineer's certification does not indicate that these markers are of approximate size and material as required. 6. Address of both subdivider and engineer should be shown on the final plat. 7.
