Staff Presentation
Ms. 011ie stated that the item was postponed from the meeting on August 23, 2018,
due to concerns of the roof pitch, and exterior materials. The applicant is submitting
three drawings with various elevations, with porch in the front with railings, and brick
exterior.
One of the options proposing a roof pitch of 5:12 around the perimeter edge. Chair
Taylor questioned the roof pitch, and asked for clarification on the style home. When
application was initially submitted the style of the home was Prairie Style.
Mr. Mac McClure, P.O. Box 2935, Wylie, owner/applicant for the subject property,
stated that the Prairie Style House went away, and the options before the
Commissioners is similar to existing houses in the neighborhood. Chair Taylor stated
that the options still propose an 8:12 roof pitch on a non-defined house. Mr. McClure
expressed desire to have ability of standing up in attic when working on HVAC unit.
Ms. 011ie explained the purpose of the Commission to Mr. McClure, and stated that
the Commission was not charged to confirm that the plans match the existing

are not period style and do not meet the guidelines within the Zoning Ordinance.

Discussion

McClure Partners
REMOVE FROM TABLE
McClure Partners is seeking approval to construct a residential structure for commercial office use. The
applicant had obtained approval through the Commission and Council in 2017 to construct a two story prairie
style structure, but has since modified the plans to a single story.
The applicant is presenting a Greek Revival style structure to consist of composite masonry material which
includes Hardy products, with a wood pattern, columns and railings defining covered porch. According to
Virginia Savage McAlester's book A Field Guide to American Houses, some of the identifying features of the
Greek Revival style is gabled or hipped roof of low pitch, cornice line of main roof and porch roofs emphasized
with wide band of trim, most have porches, supported by prominent square or rounded columns, front door
surrounded by narrow sidelights and a rectangular line of transom lights above.
The applicant has chosen the Greek Revival style with gabled front and wing, similar to what is depicted in
McAlester's book (photo included). The structure will be 3,222 square feet, with a 526 sf covered porch, and a
424 sf patio. Front porch depth is 7'-11". The gabled roof pitch is 6:12. There will be an ADA compliance ramp
on the front and back of the structure.
Per Section 6.3.E.4.c(4) allows some flexibility in parking requirements for commercial uses over 4,000 sf. A
minimum of 50% of the required parking shall be on site; up to 25% of the required can be on-street. The
remaining parking can be located at a facility within 1,000 feet of the site. There is a City owned free parking
lot immediately to the south of the subject tract. 5 on-site parking spaces are required for the subject
development based on the aforementioned regulations. Council consideration 11-13-18
